Property Description

PRICE DROP! Great Buy! Have you ever wanted to own an old school house to be repurposed? Here is your chance- except this is all DONE! The house was built by the US Government and was the old school house for the area. This cozy and comfortable house needs your personal touches! 4 bedrooms and 2 baths! Fiber Optic is available. It was at one time the School House for Los Sauces. Also contained on the property at one time was the Teachers house- the General Store and next door the old Dance Hall!. This is a great house- with power and two wells and septic in place. A Rennai heater is is in place to back up the wood heat. An old antique cookstove is also included with the kitchen appliances. The yard has grass and mature apple and crab apple trees! Great location- just a short distance from the Rio Grande River and the Conejos River for great fishing. Tucked in a nice secluded acre. Lots of room to spread your wings. The wood stove keeps this warm and cozy throughout the year, Just make it your own. This would make a great summer rental or air B&B. There are 2 additional outbuildings that can be repurposed to add to this beautiful Historic Home. 8 miles from Sanford and approx. 11 miles from La Jara and Hwy 285. Also just a short distance from Hwy 142 connecting to San Luis. Be and feel secluded while still having good access to town and your “modern amenities”. Must see! Make your appointment now- Seller is motivated.
The seller requires a Pre-Approval Letter or a Letter of Guarantee from your bank.
Get ready to enjoy this picturesque area of the San Luis Valley!
