From a market standpoint, Littleton remains a premium but slightly softer market. Redfin reported that over the three months ending April 2026, Littleton had a median sale price of about $619,680, down 1.4% year over year, with homes selling in a median of 19 days.
Choose Littleton if you want character, west-side access, mature neighborhoods, and a balance between suburban comfort and local personality.
Highlands Ranch: Planned, Polished, and Amenity-Rich
Highlands Ranch is usually the choice for buyers who want a more predictable suburban experience. It is master-planned, which means strong community structure, trails, parks, recreation centers, schools, and neighborhood consistency.
For many buyers, that is the appeal. You know what you are getting: a polished South Denver suburb with convenience, amenities, and a very practical family-friendly layout. The tradeoff is that it may feel less unique or less “local character” driven than Littleton or Englewood.
Highlands Ranch is also one of the more competitive markets in this comparison. Redfin reported a median sale price of about $684,646 over the three months ending April 2026, down 3.6% year over year, with homes selling in a median of 13 days.
Choose Highlands Ranch if you want amenities, schools, trails, recreation centers, and a more structured suburban lifestyle.
Englewood: Central, Convenient, and More Urban-Adjacent
Englewood is different from both Littleton and Highlands Ranch because it feels more connected to Denver’s urban core. Buyers often consider Englewood when they want shorter access to Denver, hospitals, restaurants, light rail, older homes, smaller lots, and a more mixed neighborhood feel.
Englewood can be a strong fit for buyers who want convenience over newer suburban polish. Depending on the pocket, you may find bungalows, remodeled homes, townhomes, duplexes, and properties closer to restaurants, medical campuses, and major commute corridors.
It is also generally priced lower than Littleton and Highlands Ranch. Redfin reported Englewood’s median sale price at about $579,701 over the three months ending April 2026, down 0.48% year over year, with homes selling in a median of 18 days. Realtor.com also reported Englewood’s median listing price around $587,000, with about 306 homes for sale.
Choose Englewood if you want Denver access, convenience, older-home character, and a more central location.
