Redfin reported Denver’s March 2026 median sale price at $630,000, up 5.0% year over year, with homes selling in about 19 days on average. Redfin also shows homes selling for about 98.9% of list price, with 38.9% of homes seeing price drops.
Zillow’s April 2026 data tells a slightly different but useful story. Zillow reported the average Denver home value at $541,899, down 4.2% over the past year, with homes going pending in around 16 days. Zillow also reported that 56.4% of Denver sales closed under list price as of March 2026.
That combination tells us the market is not frozen. Good homes still move. But buyers have more room to be selective than they did during the peak frenzy.
Buyers Have More Leverage Than Before
The biggest reason Denver may be more attractive for buyers right now is inventory.
At the end of April 2026, the Denver Metro had 11,539 homes for sale, according to DMAR data cited by CPR News. That is 65% more inventory than the same time two years ago.
More options can create better opportunities for buyers. Sellers may be more open to price reductions, inspection repairs, rate buydowns, closing cost help, or other terms that were harder to negotiate in a hotter market.
The Catch: Mortgage Rates Still Matter
The biggest challenge is still the monthly payment.
Freddie Mac reported the average 30-year fixed mortgage rate at 6.53% as of May 28, 2026, which is lower than a year ago but still high enough to impact affordability.
So the better question is not, “Is Denver cheap?” It is, “Can you find the right home, at the right payment, with enough negotiation to make the deal work?”

This is a better market for patient, prepared buyers than the ultra-competitive years we just came out of. You may have more room to negotiate, more homes to choose from, and less pressure to waive major protections.
