This isn’t the spring market most people expected.

Some are calling this the softest spring we’ve seen in the U.S. real estate market in recent memory—especially here in Colorado, where we’re seeing more homes sit longer and price reductions becoming common.
If we were sitting across the table chatting about it, here’s what I’d tell you:
A softer market isn’t a bad market—it’s just a different one.
The pace has slowed. Buyers are taking more time to think. But homes that are priced right, well-prepped, and marketed effectively are still selling.
In fact, this type of market favors thoughtful sellers and strategic buyers. We’re not seeing as many bidding wars or 15-offer weekends. Instead, today’s competition is about value, presentation, and emotional connection. The best homes—the ones that tell a story and feel like “the one”—still stand out and sell quickly.
So, if you're thinking of making a move, whether buying or selling, just know:
Pricing, preparation, and positioning matter more than ever.
Want to talk about what that might look like for your home or your search? Let’s connect — no pressure, just a real conversation.
